Buying Real Estate in Japan

Published

The acquisition process begins with a discussion of your goals, budget and preferences, followed by a shortlist of properties supported by documentation and yield analysis.

Purchase offer

A letter of intent (買付) starts the formal purchase process. The transaction terms and the next steps are coordinated with the relevant parties.

Contract and deposit

After the sale and purchase agreement is signed, the agreed deposit is paid. The existing ENSO ASSET website describes a typical range of 5–10%; the amount for a transaction is determined by its contract.

Settlement and handover

The balance payment, title transfer registration and handover complete the acquisition stages. Rental and asset management can be arranged for ongoing ownership.
